We are considering making our house in Potter County open to vacation rentals. It is near Cherry Springs, legal ATV roads to the trailhead, on snowmobile trails, close to fishing, public hunting secluded and big enough for 8+ adults. Plenty of room to store ATVs etc. So does anyone rent places like that for a large group? What do you look for in a place?

I've rented a few times while on ATV trips. We look for:

1)cleanliness- the first whiff when you walk in is important
2)fully stocked with bedding/kitchen items
3)safe area
4)good parking for our big trailer
5)places to hang wet/dirty gear
6)BBQ
7)outdoor firepit or somewhere to have a fire

My suggestion is to sponsor a group ride and invite up seven other people to stay at the house overnight and give you some feedback.

it depends on the trip. when I ride with my friends, we're good with spartan accommodations. beds, shower, microwave, refrigerator and a coffee maker. we also look for a price to match that, something like $25 per person per night. we have stayed in some real dumps, but no one cares because we spend extremely little time there. we get up early, ride all day and then get back in time to eat, shower and sleep.

when my wife and I go we look for something a little nicer. we are willing to spend $100 to $150 per night, but we would like a kitchen, nicer furniture and a hot tub. I have seriously spent 15 to 20 hours searching the internet for a place with a hot tub anywhere near trails. 2 years ago we stayed near Wellsboro so we could ride Bloody Skillet and Whiskey Springs because that was the closest place we could find.
